If you don't have a lender, we'll introduce you to two or three local ones we trust. Pre-approval before you tour means stronger offers and faster closings.

We send you a curated stream of listings matching your criteria — including off-market and pre-MLS where we have visibility. We tour on your schedule, including evenings and weekends.

Offer & negotiate
Comparative market analysis, offer strategy, inspection contingency, financing contingency — we walk you through every line of the P&S, and negotiate like the deal is ours.

Inspect, appraise, close
We coordinate the home inspection, attend it with you, manage repair negotiations, and shepherd the deal through underwriting and closing. Keys delivered. Done.
